Monthly and annual declines

UK house prices fell 0.6% in October, according to Lloyds’ November 6 House Price Index release. The standardised average price was £296,285, compared with a revised £298,167 for September.

Prices were 1.2% lower than in October 2025. The quarterly measure fell 0.5%. These figures are seasonally adjusted.

How to read the figures

The series uses mortgage data and adjusts for the mix of properties to track comparable prices. Its standardised average is a market indicator; an individual home’s valuation can differ.

Lloyds says quarterly data gives a clearer view of the overall trend because it smooths monthly volatility. Earlier monthly figures can also be revised, as the latest historical table shows.

The index’s name has changed

Formerly the Halifax House Price Index, the series became the Lloyds House Price Index in July 2026. Lloyds says the methodology is unchanged and already used data from both brands. The new report describes October market movements, rather than a change to an individual mortgage offer.
